The declaration of new construction reflects a physical modification to a registered property, such as the construction of a building. The declaration can be of a completed property or of a property under construction, in the latter case it is necessary to issue the corresponding deed of completion. The declaration of new construction is always granted by the owner of the land registry.
Works of new construction or extension of previous ones:
Title deeds of the owners of the site.
Identity card of the interested parties.
If a company is involved, the current powers of attorney or appointment of administrators.
Cadastral reference (last IBI receipt).
Municipal building permit.
Technical project, with an indication of the material execution budget.
Once granted, a certificate must be provided by the architect author of the project certifying that the description contained in the deed coincides with the project for which the building permit was obtained.
Previously existing works, in which there is no technical project:
Title deeds of the owners of the plot.
Identity card of the interested parties.
If a company is involved, the current powers of attorney or appointment of administrators.
Cadastral reference (last IBI receipt).
Description of the characteristics of the building.
Municipal certification of the existence of the building and its description, accrediting that the new construction is not subject to any municipal sanctioning proceedings for urban planning indiscipline.
Value assigned to the new building being declared.
